Congratulations! I did the same last year. Home warranties are not worth it I’ve discovered. Don’t ask, it’s too long a tale to tell. Getting a border survey is helpful, though costly. Expect things to go wrong. Save up about 1%, or a little more if you can, of the home’s value per year for things going wrong. Pipes breaking, mold, AC, furnace issues, all things we’ve come across in year one

The first time it rains, check all your gutters and downspouts. Also, look at where water runs/collects in your lawn/property.
